Energy Performance Certificates
In accordance with the (EU) European Energy Performance of Buildings Directive (EPBD)
there is now a legal requirement to make a valid Energy Performance Certificate
(EPC) available every time a residential dwelling is constructed, sold or let. The
EPC is required at the point of marketing and must be made available to a prospective
purchaser or tenant to view at this stage. This applies to all housing including
both the private and public sector.
EPC’s for domestic properties can only be carried out by qualified Domestic Energy
Assessors who are members of an approved accreditation scheme. The EPC can be valid
for a period of up to 10yrs, regardless of any work that is carried out during this
period.
The certificate includes an A-G banding which gives a rating of how efficiently
the building is likely to perform given standardised operating conditions. It indicates
the likely CO2 emissions generated by the property. It is known as an Asset Rating
